Project Status for the new Old Gal
May 20, 2014, A meeting of the House Corporation Board of Trustees
The Trustees received a revised artist's rendering of the front of the proposed new Old Gal along with proposed layouts for the first floor, the second floor, and the basement.
The Board decided the next step is to collect some of the large donation pledges and to begin the process of applying for necessary bank loans (survey, prepare financial statements, etc).

April 16, 2014, A meeting of the House Corporation Board of Trustees
The Trustees voted to move forward with the construction of a 16-bed house. Next steps include revising the floor plans, locating cosigners for the mortgage, and negotiating with a bank for a construction loan and a mortgage. The Board has selected Ingledue Construction Company of Angola to handle the entire project including engineering and design by outside contractors if necessary.

March 20, 2014. Training Session for Callers
Alpha Sigma Phi callers underwent more training via conference call and webinar. More of the two dozen callers are trained even better now. Trained to tell you what is going on. The first capital campaign call occurred in 2011. Newly trained callers continue with the campaign. The end of the tunnel is in sight now.
A retired female executive of the Alpha Sigma Phi Foundation has contracted with the House Corporation to handle clerical work for the Campaign Action Committee. She will send reminders when necessary and will administer the paperwork involved with the pledges.

February 12, 2014. A Meeting with Trine President Earl Brooks
The property exchange contract whereby the Fraternity will deed the present two houses and property to the University, and the University will deed the vacant property at 110 S. Darling Street to the House Corporation specified that the University and the House Corporation will split the cost of demolition of the two existing buildings. An early estimate for the total cost has been $70,000. Today, House Corporation Trustee John Goudy met with Trine University President Earl Brooks and XVP Mike Bock. President Brooks reiterated his desire to proceed expeditiously with construction of our new Old Gal. Toward that end, Dr Brooks, on behalf of the University, offered to pay the entire demolition cost. That, in effect, becomes a $35,000 donation to the new Old Gal capital campaign.

January 15, 2014. Meeting of the House Corporation Board of Trustees
The trustees met to address a couple of issues with the new House project that may have caused the perception that the project has stalled some since Homecoming. Some of that perception is understandable as the Holidays often distract any effort, but the Board did field reports and directed some minor “mid-course directions.”
The Building committee reported that a detailed and complete construction estimate has shown the capital cost of the project grew about 20 percent from the conceptual estimate developed at the beginning of 2013. As a result, the Building Committee is working with the architect to rework the design to remove some superficial features such as the barbecue and the terrace and to scale back others. Another task is to have the floor plan modified slightly to accommodate three or four more brothers without any real capital cost impact. However, the change would increase rent revenue and would enhance the financial pro-forma model.
The current goal is to get the total project cost back down to about $1.1 million and to maintain the fundraising goal of $1 million through donations. Since the very first donation in June 2011, the House Corporation has collected $301,000 in cash. Additional pledges to date bring the total cash and pledges to between $700,000 and 750,000.
The final monthly payment on the year-long contract with the professional fundraising consultant has been made.
